    Required documents:

    valid identity card, driver's license, or passport; Tax Code [Codice Fiscale] or National Health Service card; certificate of registered residence.

    It will also be necessary to specify any family relations between the parties.

    For unmarried individuals: a single status/widowhood certificate (on plain paper).

    For married individuals (even if separated or in a marital community property regime): a summary extract of the marriage certificate (on plain paper) issued by the municipality where the marriage was entered into; a copy of the deed of separation of property; and a copy of the family asset trust.


  • Required documents:
    a copy of the judicial separation decree or final divorce judgement.

    Required documents:

    Identity card of the legal representative; Tax Code and VAT number; Articles of Association; Chamber of Commerce certificate (Company Register); current bylaws or latest notarial deed containing the updated partnership agreements.
    Furthermore, for entities with a Board of Directors, the minute book will be required to produce an extract of the resolution authorizing the transaction.

    In the event of a conflict of interest with the administrative body: resolution of the shareholders' meeting; property/land documents.

    From the seller: copy of the notarial deed of purchase with transcription note.

  • Required documents:

    inheritance declaration of succession; death certificate; copy of the will publication minutes, if applicable.

    If the property is part of a condominium, the following documents will also be required:

    • statement issued by the building manager

    • property layout plan issued by the land registry office (catasto)

    • all relevant building/planning permits relating to the property intended for sale, including a copy of the certificate of occupancy/habitability

    • Energy Performance Certificate issued by an authorised certifier

    • Certificate of compliance of the utility systems.

    • If the relevant certificates are not available, the parties must agree upon and expressly declare their respective responsibilities and obligations in the deed.

    • Where the seller is a construction company, the statutory ten-year insurance policy must be produced, where required by law.

  • Required documents:

    copy of the mortgage agreement; mortgage repayment receipt or latest payment slip; copy of the notarial deed of consent to the cancellation of the mortgage (if applicable).

  • Required documents:
    copy of the lease agreement; verification of pre-emption rights for both residential properties where notice of termination has been served and commercial premises.

  • Required documents:

    identity card of the legal representative; Tax Code [Codice Fiscale] and VAT number; Deed of Incorporation; Chamber of Commerce Registration Certificate (Company Register); current Articles of Association or latest notarial deed including the updated corporate bylaws.

    Furthermore, for entities managed by a Board of Directors, the minutes book will be required in order to produce an extract of the resolution authorizing the transaction.

    In the event of a conflict of interest involving the management body: resolution of the shareholders' meeting; real estate/land-related documents.

    For sellers: copy of the purchase notarial deed, with land registry transcription note.

    Non-EU nationals: residence permit or long-term residence card.

  • Required documents:

    • Identity card of the legal representative;

    • Tax Code [Codice Fiscale] and VAT Number;

    • Deed of Incorporation;

    • Chamber of Commerce Registration Certificate (Company Register);

    • Current Articles of Association or latest notarial deed including the updated corporate bylaws.

    • For entities managed by a Board of Directors: minute book including the related signed resolution.

    • Representation by an attorney-in-fact: original power of attorney or certified copy of the power of attorney issued by a Notary, who shall retain the original document in their archive.

    • Documents concerning the real estate property to be mortgaged

    • Deed of acquisition (notarial deed or court judgment).

    • If acquisition took place through inheritance, the following documents must be submitted:

    • declaration of succession;

    • publication of the will;

    • acceptance of inheritance.

    • If the property is a real estate unit or land: land registry certificate and layout plan, with indication of the property’s boundaries. In case a previous mortgage must be cancelled: letter of consent from the bank.

  • Required documents:

    For donors: copy of the purchase notarial deed, with land registry transcription note.

    If the acquisition took place through inheritance, the following documents must be submitted:

    • declaration of succession;

    • death certificate;

    • publication of the will; and acceptance of inheritance.

    • If the property is part of a condominium, the following documents will also be required:

    • statement issued by the building manager;

    • In case the property is let to third parties, the following documents are required: copy of the lease agreement. Finally, if the donated asset consists of land, it is required to submit a land registry certificate and layout plan, with indication of the property’s boundaries, and a certificate of urban planning designation.
